Description of the "Blox Ortachala" complex

Blox Ortachala — is a modern, multi-functional residential complex situated in the historic Ortacala district. The project, by the developer Blox, comprises two residential blocks, 26 and 35 storeys high respectively, being constructed using monolithic construction methods. The complex stands out for its well-designed infrastructure and eco-friendly environment. The total built-up area is 13,177 square metres, whilst the landscaped area of 7,000 square metres will feature leisure areas, children’s play areas, as well as a football pitch and a padel court. Residents have access to a gym, an underground car park and passenger lifts.

The flats in the development are available in a wide range of sizes — from 32 to 155 m². The ceiling height is 3 metres, and the properties are handed over as ‘green frame’ builds. Studios, as well as one-, two- and three-bedroom flats, are available for sale. Construction of Unit A began in the third quarter of 2025 and is scheduled for completion in the third quarter of 2028. Block B is currently at the design stage; sales are expected to begin. The total investment in the project amounts to 40 million lari.

The complex is situated at 21 Shalva Davitashvili Street, in the historic district Ortachala (Krtsanis District). This is one of the oldest districts of Tbilisi, situated on the left bank of the Kura River, not far from the city centre. It’s about 4 km to Freedom Square, and 4.4 km to Rustaveli Avenue. The area boasts well-developed infrastructure and is close to the embankment and major transport routes, ensuring convenient links to the city centre and other parts of the capital.
