KBK Development

KBK Development — a Georgian property development company representing the interests of an international group Kristal on the Georgian market. Legal entity Kristal Building Kobuleti (KBK) It was founded in 2006, although the Kristal Group itself has been in operation for over twenty years, having sold 1.5 million m² of property and completed more than thirty projects in various countries. KBK Development specialises in modern investment property on the Black Sea coast, where quality, reliability and attention to detail form the basis of long-term value for investors.

The company's flagship project Grand Millennium Kobuleti, the first property in the Caucasus to be operated under an international hotel brand Millennium Hotels & Resorts (the network comprises more than 145 sites worldwide). The 32-storey tower on the seafront in Kobuleti will comprise 240 hotel rooms and branded residences with a total floor area of around 40,000 m², and the complex will be managed by the international operator itself. The residences are delivered on a ‘turnkey’ basis with premium engineering: Schüco and Reynaers ventilated façades, a structural frame designed to withstand seismic activity of 8–9 on the Richter scale, Liebherr appliances, Bosch and Miele appliances, Villeroy & Boch sanitaryware, a Daikin VRV system and smart building management. In 2026, KBK Development signed a memorandum of strategic partnership with Natakhtari Airport (AK Air Georgia) to establish a seamless ‘from the aircraft steps to the residence’ service chain — the first of its kind in Georgia.
