Description of the ‘Grand Millennium Kobuleti’ complex
Grand Millennium Kobuleti — this is the first project in Georgia and across the entire Caucasus to be operated under an international hotel brand Grand Millennium (Millennium Hotels & Resorts), being developed on the Black Sea seafront in Kobuleti. The complex consists of a 32–33-storey tower, which will accommodate around 240 hotel rooms and branded residences with a total area of approximately 40,000 m². The architectural and engineering specifications of the project are in line with the premium segment: a ventilated façade with Schüco and Reynaers aluminium systems, a B30–B35 reinforced concrete frame designed to withstand seismic activity of 8–9 on the Richter scale, 8–12 silent high-speed lifts, panoramic glazing and enhanced sound insulation. The residences are handed over "turnkey Fully fitted and furnished: oak parquet flooring, premium ceramic tiles, Liebherr appliances, Bosch and Miele, and Villeroy & Boch sanitaryware, as well as underfloor heating, a Daikin VRV system, Zehnder heat-recovery ventilation and smart control of climate, lighting and security.
The complex’s infrastructure forms a fully-fledged resort ecosystem that is in a league of its own compared to typical aparthotels: a spa centre at 3,500 m² featuring a Finnish sauna, a hammam, a salt room and two indoor swimming pools, an outdoor infinity pool with sea views and three further outdoor pools, six restaurants and three bars, four cinemas, a bowling alley, billiards, a ski and snowboard simulator, a cigar lounge, a wine cellar, a co-working space, a kids’ club, boutiques, a beauty salon and a medical centre. Particularly noteworthy is the largest casino on the Black Sea coast, managed by an international operator, as well as two helipads. Residence owners can place their properties in a rental pool managed by Grand Millennium, whilst retaining the right to use them for personal accommodation for part of the year — this provides a passive income whilst simultaneously reducing seasonal fluctuations in occupancy rates.
