Sfero Development

Sfero Development — a Georgian property developer founded in 2020 and specialising in compact apartment blocks in the resort area of Adjara. The company operates under the auspices of Sfero Holding — a diversified corporation which, in 2025, entered into a partnership agreement with Hilton Worldwide on the construction of two 50-storey mixed-use buildings in Grigoleti, which underscores the group’s institutional standing and its access to international hotel operators. Sfero Development’s flagship project — Sfero Garden In Gonio, an intimate six-storey complex comprising 29 flats, which was already completed in 2026. The company is focusing on low-rise developments, proximity to the sea and well-designed internal infrastructure, rather than high-rise towers with hundreds of units.

Unlike developers operating across Adjara, Sfero Development focuses on a single project, which enables it to monitor quality at every stage and maintain a consistent standard. The flats are handed over as ‘shell’ units with all utility connections in place, whilst the complex features a swimming pool, a spa centre, 24-hour security and a landscaped courtyard.
