Description of the ‘Sfero Garden’ complex

Sfero Garden — is an intimate six-storey residential complex in the resort area of Gonio, which has already to be commissioned in 2026. The project was constructed using monolithic frame technology and modern building materials, ensuring the building’s earthquake resistance and durability, as well as high levels of thermal and sound insulation. In total, the complex comprises 29 flats ranging in size from 23 to 46 m² — from compact studios to one-bedroom flats — making the development a versatile solution for both personal residence by the sea and for letting. The flats are delivered in the form of "green frame": The walls have been plastered, the floor screed has been laid and the utilities have been installed — all that remains for the owners to do is the finishing touches and to furnish the property.

Sfero Development — a Georgian property developer founded in 2020 and specialising in compact apartment blocks in the resort area of Adjara. The company operates under the auspices of Sfero Holding — a diversified corporation which, in 2025, entered into a partnership agreement with Hilton Worldwide on the construction of two 50-storey mixed-use buildings in Grigoleti, which underscores the group’s institutional standing and its access to international hotel operators. Sfero Development’s flagship project — Sfero Garden In Gonio, an intimate six-storey complex comprising 29 flats, which was already completed in 2026. The company is focusing on low-rise developments, proximity to the sea and well-designed internal infrastructure, rather than high-rise towers with hundreds of units.
