A practical three-room flat in Khimshiashvili

🏡 General information:
We would like to draw your attention to — 3-room flat (three-room flat) total area 74.9 m² in a new 35-storey residential complex House at 24a Tbel Abuseridze at 24a Tbela Abuseridze Street, in the district of Khimshiashvili, Batumi. The flat is being let in the form of "white frame": the walls have been prepared, the floor screed has been laid, and all the services have been installed — you can move straight on to the finishing touches and interior design. The complex is scheduled for handover on 2028 (Block B — third quarter of 2028).

📐 Layout and benefits:
The layout includes three isolated rooms — two bedrooms and a living room (or three bedrooms for a large family), a separate kitchen enough space for a dining set, bathroom и balcony (according to the plans). The ceiling height reaches 3 metres, whilst the large windows flood the rooms with light and create a sense of space. The efficient layout eliminates ‘blind’ corners and unnecessary corridors — every metre is designed with comfort in mind. If you wish, you can create a walk-in wardrobe or a study area. With the ‘white shell’ option, you receive a fully fitted structural framework and can focus on the design.

👨‍👩‍👧 Suitable for:

• Families with children — A quiet neighbourhood with well-developed amenities: schools, nurseries, supermarkets, chemists and cafés are all nearby. The gated complex, with 24-hour CCTV, underground car park and landscaped courtyard, ensures comfort and security. The sea is about 600 metres, whilst the new Dynamo Stadium is just a stone’s throw away. Three separate bedrooms ensure privacy for every member of the family, whilst the spacious living room serves as the heart of family life.

• Tourists and holiday let guests — Convenient transport links: its proximity to the main roads means you can quickly reach the city centre, the waterfront and the airport. A three-room flat with a balcony is consistently in demand amongst large families and groups staying for an extended period.

• Investors — The starting price per square metre (around $1 270) makes it affordable to enter the market. The building’s intimate scale (218 flats) reduces competition when letting, whilst its proximity to the sea and local amenities supports liquidity. The ‘shell’ format allows flats to be quickly prepared for letting. The developer Comfort Palace has been operating in the market since 2014 and offers interest-free instalment plan for up to 42 months with no deposit required.
