Description of the ‘Orangerie Hills’ development
Orangerie Hills — is a small collection comprising five villas, situated on the hillside above Batumi, amongst the citrus groves of Khelvachauri. The project deliberately distances itself from the model of large-scale resort development: the developer Minda Sakhli states that it will not build more than the slope can support; therefore, the development is limited to five residences — Aurelia, Neroli, Aira (290 m² each) and the two most spacious, Montelia and Marina (370 m² each). The architecture is designed in the style of Japandi, which is evident here in the understated scale of the structures and the use of natural stone and timber, ensuring that the building complements the landscape rather than dominating it. Panoramic floor-to-ceiling glazing transforms the garden into an extension of the interior, whilst each villa features a private 6×3-metre swimming pool with mountain views, a master bedroom with a walk-in wardrobe and en-suite bathroom, and a usable roof terrace (73 m² in the 290 m² homes and 120 m² in Montelia).
All villas are provided in the format "turnkey: fully finished, furnished and with all building services in place, so there is no need to add anything once you’ve collected the keys. Building services on a private house standard, not an apartment: monolithic reinforced concrete C30/37, Schüco and Alumil aluminium systems with thermal breaks, Rehau and Uponor water-based underfloor heating with condensing boilers, Mapei and Sika waterproofing, Schneider and ABB electrical systems, Geberit and Grohe sanitary ware, as well as an Ajax security system with leak, smoke and motion detectors. The plot is covered Starlink и 5G…which is more important for hilly terrain than it might seem at first glance. Ownership rights — freehold, including the land, and registration with the House of Justice takes one or two days.
