Compass Makhata [ref. $124110] | Avlabari [Tbilisi]

Description of the ‘Compass Makhata’ complex

Compass Makhata — is the first boutique project by the property developer Compass Development, situated in the historic centre of Tbilisi, in the Avlabari district. This is a low-rise residential complex comprising a single 5-storey building (4 above-ground storeys and 1 underground storey). The project has been designed in a contemporary yet understated style to blend harmoniously into the historic part of the city, without detracting from its architectural character.

In total, the complex comprises 15 flats European-style, which creates an intimate atmosphere. The ceiling height is 3 metres. Flats are handed over to buyers in the form of ‘green frame’. At this stage, the main construction work has already been completed, all utilities—including central heating and hot water—have been installed, and the wiring for the ‘smart home’ system has been laid. The building is fitted with a passenger lift, and residents will have access to a concierge service and round-the-clock CCTV.

Compass Development

Compass Development — a young property development company that began operating in the Georgian market in 2024. The developer’s guiding principle is strict adherence to European construction technologies and standards, as well as the provision of high-quality after-sales service. The company is carrying out its first project in the historic centre of Tbilisi — the ‘Kompas Makhata’ boutique residential complex.

The ‘Kompas Makhata’ project is characterised by its low-rise design (four above-ground floors and one underground level), which allows the building to blend seamlessly into the capital’s historic streetscape. The construction utilises modern, energy-efficient materials that reduce residents’ utility bills and lower their carbon footprint. Critical infrastructure (heating, fire protection system) is backed up by a diesel generator and ensures a round-the-clock supply of emergency lighting, hot water and internet access.
