Description of the ‘GM Build Shevchenko’ complex

GM Build Shevchenko — a 12-storey residential block currently under construction in the very heart of Old Batumi, at 10 Taras Shevchenko Street. The project is being built using modern monolithic frame construction technology, which ensures the building has the necessary seismic resistance and a high level of comfort for future residents. Particular attention has been paid to energy efficiency: the external walls are insulated with durable thermal insulation, double-glazed windows have been fitted, and the entrance areas are equipped with insulated doors featuring an intercom system. The building will have one lift, and all the necessary utilities — gas, electricity and water — will be connected.

The architecture and interior design of the complex are geared towards creating a cosy and functional environment. The site features a landscaped courtyard covering 800 m², which will include a children’s play area and relaxation zones, and is planted with ornamental plants and exotic trees. An underground car park and visitor parking spaces are available for motorists. The flats are handed over as ‘shell’ units, giving owners complete freedom to create their own individual interiors. The project was launched in August last year and is proceeding without delay, as it is fully funded and is not being built on credit.

The project is situated in a historic neighbourhood Old Town (Old Batumi) — the oldest of the city’s seven districts, located just a 5–7-minute walk from the Black Sea coast. The area boasts well-developed infrastructure: shops, 24-hour supermarkets, cafés, restaurants, banks and chemists are all within walking distance, whilst the large Batumi Plaza shopping centre is 500 metres away. For families with children, there is a nursery and a number of schools nearby, including Schools Nos. 1 and 23. Transport links are provided by a nearby bus stop with services running approximately every five minutes, and Batumi International Airport can be reached in 15 minutes by car.
