Minda Sakhli — a private property development company from Adjara, operating in the boutique residential sector on the hillsides overlooking Batumi. Its philosophy is based on deliberate restraint: the developer does not scale up projects or ‘squeeze’ every last square metre out of a plot, but instead creates a small number of developments with meticulously planned engineering and seamless integration into the landscape. The flagship project — Orangerie Hills in the citrus groves of Makhvilouri: five Japandi-style villas, each with its own plot of 400–700 m² and a private swimming pool, delivered ‘turnkey’ with full furnishings and automated systems.

What sets Minda Sakhli apart is not the size of its portfolio, but the transparency of its specifications: the developer names specific suppliers of building services systems (Schüco, Rehau, Mitsubishi Electric, Geberit, Ajax), rather than limiting itself to general statements about ‘European quality’. Ownership is registered as freehold including the land, whilst buyers can take advantage of an interest-free instalment plan over 18 months following an initial deposit of 16.7%, and a TBC Bank mortgage for up to 15 years at 8.5%.
